When starting your own business, the location which is going to be your headquarters is a big issue. In order to get a happy ending in leasing an office space here are some tips you may follow.

Evaluate your operating process

Make sure that you know all the twists and turns of your business in order for you to get a good idea of what type of space you will need. Count your current and planned number of employees, as well as their positions or roles in the office. This can give you an idea on the size you need and floor plan that will fit best. It will also give you an idea if there are leasing rules you might violate during the work process.

Know your budget limit

Like in renting a home, the budget is also a factor to consider when renting an office space. Even with the knowledge of what you truly desire and need, if there is not enough budget the plan may not be pushed. In addition, the budget can help you trim down the options to spaces with price range that you can afford.

Determine the length of rent

Look into the future and know what you expect with your company. By knowing what you want to happen within a span of time, you will at least have an idea of what you might need in the future. If you foresee your company growing in three years, then you may sign a three-year lease contract with a clause indicating changes may be applied in case the need arises.

Determine total costs of the lease

The total costs of the lease do not only pertain to the regular or month rental fee. The total costs are the sum of all the bills or charges you will need to pay monthly. This may include utility bills, comfort room consumables, and /or extra services. By knowing the total amount you will need to pay you will have an idea if you can afford the space or not.
Through taking note of these tips, you are sure to have a wonderful time leasing an office space and watching your business expand through time.

Lawns are parts of homes which are usually left unattended. Many people fail to note that lawns are the very first things that are seen upon entering your property. They are part of the over-all façade. Therefore, like the internal parts of your home, they also need attention and care, landscaping. Unfortunately, many people are threatened by the thought of landscaping their yard. They find the process, time-consuming, and expensive. To completely remove this connotation here are some tips that may help you beautify your lawn without the extra sum and time.

Weed out the rows

Due to the fast-paced lifestyle of people, a task as simple as weeding the yard has become a complex endeavor that requires planning and preparation. Unlike in the days of yore, weeding the yard is actually a typical habit especially for women. In this day, weeding the garden may have become a difficult task, but it still needs to be done. It should be done not only because it can help make your lawn appear more attractive but also because it is a cheap way to begin in landscaping your lawn. By doing this, you are allowing more plants to grow and prosper.

Plant some annuals and perennials

Annuals and perennials are sure to give the color that is sadly lacking from your lawn. Given that they bloom in different periods of time, your yard will never run out of color. It will never run out of life. Furthermore, annuals and perennials may be use to cover flawed areas of your lawn. Plant some of them in corners that show the crack of your wall or place them in locations where the smell is not as tolerable as other areas.

Plant some trees and flowering plants

The perennials and annuals are not enough. To further make your lawn alive, go with more plants. Try to cover every corner with life. Get flowering plants that bloom beautifully. Whether your lawn is small or big, flowering plants can make it pleasing to the eyes. Trees are nice additions as well. They give the illusion of height to your lawn, making you feel that your property extends upwards as well. The idea of trees is much better if they are fruit-bearing trees. It will serve two purposes, food and aesthetics.

Use decorative stuff

Garden gnomes and pink flamingoes are just basics. Try to go further by putting in antique sculptures, and small water fountains. Rocks and pebbles are also good additions to your lawn. Never underestimate its beauty if placed side by side with nature. Bricks are also nice, especially since they come in multiple colors. Choose the color that compliment the plants in your lawn then place the bricks in areas where its color blends in well. This can give your lawn a touch of classic elegance.

Through adhering to the above tips, you are sure to hae your lawn beautified in no time, without much money coming out of your pockets.

The office may not be your alone but the cubicle assigned to you may be considered your second home. Thus, it is good to have it customized according to your tastes. This way, you will feel at ease no matter how stressful your job is. To do this successfully, here are some tips.

Organize

Organize your drawers. If necessary, remove them from the cabinet and check their contents. Make sure you categorize the stuff that came from the drawers. After you have classified everything, put back the drawers and assign places for each of the category of your things. Make use of dividers and segregate what needs to be separated.

Put pictures

Photos speak a thousand words as they say. Therefore, it is good to hang photos or framed pieces of art in your cubicle. This can give it some personality and may reduce your stress once you look at it.

Go green

Plants are live creatures and they exude meaning and peace. A plant on your desk can reduce the feeling of tiredness and gives a sense of relaxation, being closer to nature.

Put that calendar on

Calendars may either remind you of your task or what you wish to do in the future. Thus, when putting a calendar in your cubicle, make sure that it has a touch of your personality. This will kill your boredome and stress if there is any.

Personalize you PC

The personal computer is the main item on your desk for sure. From the name itself, personalize your pc. Change the background and turn on the screen saver. By doing this, you are in a way marking your territory and making yourself feel welcomed every time you turn it on.

Bring your own coffee mug

Coffee mugs exudes the feeling of being at home even when your miles away. The mug you use at home is special for it is the only one you use for your coffee, if you the same thing in the office, you will have a feeling of comfort every time you take a sip. This is even when you are in front of a pile of things to do.

The refrigerator is the second most important article in a person’s kitchen. Although the microwave seems to be more useful, the fridge is actually more abused. Every day of our lives we open it to check if it still has something we can munch on. Then we slam its doors like some drunkard. Despite these, refrigerators are almost always neglected. They are left damp, dirty, and smelling terrible. This should not be so for they are places where we store our food. Thus, it is a must to keep it clean and smelling good all the time. Below are the steps to clean your fridge.

Turn off the temp-control knob

You can’t start cleaning your fridge while it is still on. Thus, the first step is to turn off the temperature control knob. You may start the cleaning after the power supply is cut off. And do not forget that if your fridge has a drip pan, remove it and have it cleaned as well.

Empty your fridge

After turning the temperature off, it is now time to remove everything inside the fridge. These things can hinder from getting the appliance thoroughly cleaned. In addition, by taking everything out you will see which ones need to be returned as well as those that may be thrown away.

Throw out

After seeing which items are already spoiled, moldy or smelly should be dispose off. By doing so, you decrease the bad smell of your fridge, more importantly, the risk of getting illnesses from mildew, molds, and bacteria.

Take all removable parts out

All refs have parts which may be removed. These parts are meant to be cleaned separately from the unit itself. Thus, when you clean your fridge, it is necessary to remove these parts and wash it before it s re-installed to the fridge.

Wipe the fridge clean

The unit runs with electricity, thus washing is not plausible. Get a towel, dip it into soapy water and wipe the machine clean. This is the only way you can get the entire unit clean. Do not hesitate to do your best in wiping all dirt and mess away. This can get the unit sparkly and smelling clean.

Rinse

After washing the entire unit with the soapy cloth, the next step is to rinse the machine. However, the machine is not allowed to get wet. Therefore, resort to old rags and clothes again and wipe the soap away. Dip the new rag into water and use it to rinse your fridge.

Put them all back

After you separated almost everything into the fridge, it is now time to return them. Replace all shelves you removed earlier. Make sure they are properly positioned before putting back in all the earlier contents. You wouldn’t want to meet any kind of spill after having just cleaned everything.

Return and deodorize

After you have chosen which foods may still be kept then eaten, put it back into the fridge. However, do not just return it. Make sure you segregate it in accordance to the indicators on the fridge. By doing this, you will be decreasing the possibility for immediate spoilage. Furthermore, place deodorizers into the fridge. This can make the machine lighter.

An office is job is a dream typical for people. Many are inclined to be part of a company, having their own desk and cubicle, and doing nothing all day but to face the computer. However it seems to have been forgotten that this kind of lifestyle has negative results to a person’s health. It is sedentary and repetitive, at times even depressing. It caused heart problems to others and to some obesity. While the former may not be resolved unless the person resigns, the latter have simple solutions which if adhered to religiously will have excellent results. Here are some tips on preventing becoming obese while keeping your office job.

Eat Breakfast

Some people fail to recognize that breakfast is the most important meal of the day. By having a bulky breakfast, you can get through the day without eating too much. It should be kept in mind that not eating breakfast is suppressing your hunger which your body has been feeling from the night before. Thus, this can result to a great craving, binge eating, and extra calories.

Brush your teeth

Once you have already eaten breakfast, you get to the office lightheaded and ready to work. However, after a few hours it is again time to eat. Make sure that after you eat, you brush your teeth. It has been found that brushing your teeth removes the after taste of food that most people recognize as a need to eat more. Thus, by brushing you remove the chance of eating again or eating too much.

Stand once in a while

A desk job doesn’t necessarily mean you are glued to your chair and your cubicle. Although there are ways to make it such, it is best not to keep you behinds on the chair. If there are chances of getting off the chair and to walk around the office, grab it. Stand and walk around once in a while. Even if it is a very simple task it can still burn calories and help in losing weight.

Stock up on fruits

It is a common habit to office people to stock up some snacks in their drawers. However, this can only increase the chance of consuming unnecessary calories. Rather than store chips or other junk food, it is better to stock up on fruits. Fruits are easy to eat and are way healthier. They can result to a full stomach without giving the extra calories.

Left is right

Research showed that office people mostly reach for things that are on their right side. Therefore, foods that are on the right side are sure to be eaten as compared to the ones on the left. To make sense on this rule, put the junk and chips on the left and the healthier foods on the right. By doing this, you ignore junk foods and are inclined to grabbing the fruits on the right side.

As may be seen, there are a number of ways to prevent becoming obese while maintaining a sedentary lifestyle or desk job. They only need to be adhered to in order to get results.

Keyboards are exposed parts of your computer. It sits waiting after you leave the office and is ready to work the moment you arrive. However, as it is exposed almost the whole time dusts and different kinds of dirt accumulate on and inside it. You may not know it but underneath those keys, there already exists a different kind of ecosystem. This is terrible news, especially with the fact that you touch it over and over the whole day. Due to existing microbes, you can acquire diseases or irritations. In order to prevent this, here are some tips.

Watch out for falling debris

The very first thing to do when cleaning your keyboard is to turn it upside down. By doing this, you will be removing any lose debris. They will fall out of the keyboard and onto the floor or the surface you are working with.

Wipe it

Wiping does not mean pouring water onto the keyboard and watch it break. This means that when the computer is turned off, get a baby wipe or whatever type of wipe and start wiping the surface of the keyboard. Don’t pour any liquid onto the item lest you’ll destroy it.

Brushes are not only for painting

After wiping and turning your keyboard upside down, the next step is to get a small paint brush and clean in between the keys. Try to get tangled hairs and dust inside. Also remove small debris that may be brushed away.

Cover your keyboard

After getting everything done, with all cleaning techniques all finished, you would need to maintain the cleanliness of the keyboard. Find a piece of cloth and use it to cover the object before you leave the office. This will prevent dust from easily entering the insides of the keyboard.

Eat in the pantry

It can’t be helped to eat in your desk or cubicle. However, when doing so, it is best to wipe your hands before touching the keyboard again. Also cover your food as crumbs may enter between the gaps. It is not good to have food spoiling in your keyboard. It will definitely smell terrible.

Discovering interior repairs are usual in buying a Makati home. Sellers more often than not try to conceal these flaws particularly the less noticeable ones. Buyers are left trusting that they have purchased a lovely home and can start leading the good life. But, overtime, the defects reveal themselves and soon the unnoticeable flaw changes into a huge dilemma. To prevent this from occurring, it is advised to check for the usual interior flaws before buying a property.

Proper ventilation

Working ventilation is a significant aspect you must check in purchasing a property. Unconditioned ventilation can cause quickened decline of the still working parts of the home. It can also extend its effects to the warmth inside the property, particularly when it’s summer. Because of this, shoppers must evaluate if the property has working ventilation and if most exhausts are working soundly.

Water systems

Buyers must carefully evaluate the water ways of the wanted property. It must be assessed if the spigots and flushes of toilets are all working properly. If the house has a 2nd floor, it must be checked if there is pressure enough to propel the water to reach the upper places of the Makati home. In addition, the tubes through which the water passes must also be checked for drippings that can result inside flooding.

Evaluate the floors

There are many types of floor materials and types of repairs it can have. For prospected properties with floors made of wood, inspect if many of the boards remain tacked to the floor foundation. Breaks, squeaking and void sounds can point to decline. On the other hand, for houses with floors made of tiles and marble, it is good to search cracks or lost plaster from which may begin the detaching of tiles and pieces. Shoppers should note that floors can be expensive to restore. It is best to shop for a house with floors that remain preserved.

Knock on the wall

The walls are usually neglected. Nice paint put on by the sellers may hide bulging of the walls, having it ignored by the purchasers. Yet, to be able to save money from getting the wall completely torn down, buyers should exert effort to inspect for jaggedness or unsmooth areas. Being aware of these defects is important for it may lead to learning a bigger crisis, leaks, and pests and insects. Usually bulges and bumpiness are pointers of existing insect homes, as well as leaks inside the walls. Void sounding walls can also direct to foundations eaten by termites. As such, slightly thumping the walls and examining for defects is significant for house purchasers.

Look up to the ceiling

Ceilings must also be checked for defects. Curving ceilings, water stains, and the existence of mildew point that there is a water problem in the property. This may either be a broken tube or a hole on the roof. Broken ceilings can also imply unconditioned ventilation. As such, it is good for home shoppers to asses if the ceilings are in good state. It should be take into account that changing the ceiling is such a burden specifically to people who don’t have the luxury of energy, time, and money.

- Participate in meditating activities such as Tai Chi or Yoga

- Listen to music that you prefer while at work or after

- Play with your kids

- Play computer games, sports or any other recreational activity

- Play with pets

- Go on an extended vacation to somewhere new

These tips however, are generally effective, meaning that they usually work but may not for some people. It is still a matter of preference and choice. Learn which one is for you and do it to reduce your stress. Personally, squeezing a stress ball and listening to music while I’m at my Makati Office Space works really well for me.

Well, its now 2010, and its official, I have been working in Makati City for a year now. So far, so good. I have made a lot of friends, seen people come and go, seen some good days and been in terrible days. A year has gone by and I can say I’m still fortunate to still have a job. I know some people who can’t last a month in one company. It can be for one reason or another, but mostly its because of relationships with other people in the office. It can be their noisy office mate, nagging boss or that irritating guy who keeps looking at you when you enter the building.

Whatever social problem that one experiences in the office, it is always important to keep a level head and focus your attention to the task at hand. Remember, you toiled to find the job and accepted an offer not because you want to make friends, but because you want to earn money. Its a manner of professionalism. Don’t let other people bug you about your work, just go there, finish what you have to do and be responsible. That’s what you are paid for and that’s what you should do.

In my office in Makati City, I’m fortunate enough not to have any problem with the people I work with. Well, not directly. Being with the company for a year, I have seen a lot of people come and go. It kind of hurts when someone goes especially if you were able to get to know the person. And it even hurts more so when the effect of his/her leaving will make your workload heavier.

Again, in this situation you simply have to endure and keep your head straight. Just keep aiming on putting one task down after the other.

Then again, if you really have to interact with the people you don’t like, then that would be a different case. But the answer would still be the same, keep a professional attitude. This is important so that you can finish the job right and more importantly, keep your work.

Its not always easy to work around people you don’t like and I understand that. It is easy to get affected, one way or another, by those you work with. You just have to keep moving forward, be professional and avoid any scandalous confrontation which can hurt you more than help you. If nothing else, at least you’re still getting a paycheck.

So you already crossed the bridge and are now an owner of a Makati real estate. Aside from waiting for the earnings of your investment you are now tasked to take good care of your business lest you want everything to go straight to the dump. There are number of ways to this. Here are some.

First off, check for good insurance companies. Even though you believe it is included in the impossible list, some things just happen. As they say, expect the unexpected. Whether it is fire, a huge pipe leak, or a ten-feet-deep flood, accidents and calamities take place. Thus, instead of paying over and over for repairs, get your Makati property insured. These companies can spend big if necessary and provide for you in case of emergencies.

Another tip, if you’ll have your asset rented, get the best tenants out there. Don’t just hand over your place to people who are not organized, very careless, and lazy. Definitely this type of tenant will leave your property looking older than it should. Try to avoid this to ensure that not only will you be receiving continuous payment but it will also leave your property well-taken care of.

The third tip for investors is to try to hire caretakers for your Makati real estate. This has a number of forms. The care-taker can be a group of maintenance personnel or only one person who knows a lot about many things. Through this, your property will be kept clean and fixed even when you are out of the country.

Last but not the least tip is to hire a broker. As was mentioned in most business, even though some of them may not look it, a broker is very helpful. Not only do they know many things about real estate. They can also secure you a place where maintenance is not a big issue.
